IBM Corp. is offering for lease more than 200,000 square feet of real estate at the company's Hudson Valley Research Park in East Fishkill, N.Y., the company said Wednesday (Jan. 17).
Located about 60 miles north of New York City, the space is set amidst over 860 acres, 46 buildings and 4.8 million square feet of total space on the campus, which is the location of IBM and NXP (formerly Philips Semiconductor) semiconductor fabs, as well as several other Fortune 500 high-tech companies, according to IBM. The available space includes 103,000 square feet of Class 100 clean room, an additional 100,000 square feet for adjoining offices, 25,000 square feet of office space with 200 desks ready to "plug and play," and 30,000 square feet of flex space with minimal permitting required for build-to-suit projects, IBM said.
In addition to the actual space, IBM said it was offering a "comprehensive array of services and amenities," including the option to contract for services such as housekeeping, security and building maintenance, as well as more unusual services like delivery of compressed air and specialty gases such as nitrogen and hydrogen. Tenants can also take advantage of the lower cost of leveraged utilities and other services, which are aggregated regionally and nationally for IBM, the company said.
"IBM is definitely not your average landlord," said Anthony Campagiorni, president and CEO of the Hudson Valley Economic Development Corporation (HVEDC), a nine-county regional economic development organization that actively markets available real estate in the Hudson Valley. "The services and amenities that a tenant can tap into at Hudson Valley Research Park are really remarkable and can be a huge cost advantage for start-ups or other companies new to the market."
"This campus, for example, has the second largest chilled water system in the U.S. and IBM is making major infrastructure improvements, including upgrades to our cooling towers over the next several years," said Jim Harrington, manager of design, construction and business operations at IBM East Fishkill. "We pass along the benefits of those savings and technology advances to our tenants."
Hudson Valley Research Park is located in a New York Empire Zone, Campagiorni said. "Job-creating companies can virtually eliminate state and local taxes for a period of 10 years when they move into an Empire Zone," he said.
IBM did not specify the lease rates, but described them as "highly competitive."
